Demolition Services in Bayside – Botany, Mascot, Rockdale and Surrounds

Bayside is one of Sydney’s most active demolition markets and one of its least talked about. The corridor stretching from Mascot and Botany through Rockdale, Arncliffe, and Bexley sits adjacent to Sydney Airport, is undergoing major residential and commercial transformation, and contains a dense stock of 1950s to 1970s housing that has reached the end of its economic lifespan simultaneously with a sharp rise in land values. The result is a sustained pipeline of residential and industrial demolition work.

Get It Away operates from our Rose Bay office at 643 Old South Head Road – 20 minutes from Botany and Mascot via the Eastern Distributor. We hold a SafeWork NSW Demolition Licence (AD214489) and deliver residential demolition, industrial and commercial demolition, and asbestos management across the Bayside LGA. We also operate from our Smithfield office across Greater Sydney.

Two Types of Demolition in One LGA

Bayside generates demolition demand from two distinct sources – residential renewal and industrial or commercial redevelopment. Both are active and both require different planning approaches.

Residential

Rockdale, Arncliffe, Bexley, Carlton, Mascot

Post-war fibro and brick veneer from the 1950s through 1970s on well-located blocks. High asbestos prevalence. Rising land values driving KDR and dual-occupancy development under the Bayside LEP. Georges River and Bayside councils apply depending on the suburb.

Council: Bayside Council | Key services: full demolition, asbestos removal, dual-occ site prep

Industrial and commercial

Botany industrial precinct, Mascot, Wolli Creek

The Botany industrial precinct contains older warehouse and manufacturing buildings increasingly being converted or redeveloped. Airport-adjacent development in Mascot and Wolli Creek has generated significant commercial demolition activity as older buildings make way for apartments and mixed-use developments.

Council: Bayside Council | Key services: structural demolition, strip-out, early works

Services in the Bayside Area

Residential demolition and KDR

Full demolition of residential dwellings for knockdown-rebuild and dual-occupancy development. Asbestos inspection and licensed removal, utility disconnections with Ausgrid, Jemena Gas, and Sydney Water, full structural demolition, and level site handover. Bayside Council CDC or DA pathway managed depending on heritage status.

Active across: Rockdale, Arncliffe, Mascot, Bexley, Carlton, Wolli Creek

Industrial and commercial demolition

Full structural demolition of warehouse and commercial buildings in Botany and Mascot for redevelopment. Interior strip-out for tenancy transitions. Early works demolition within larger development programs. Construction Management Plan preparation for Bayside Council and adjacent-to-airport works notifications where required.

Active in: Botany industrial precinct, Mascot, Wolli Creek

Asbestos management

Licensed inspection, removal, EPA-compliant disposal, and hygienist clearance certificate. Bayside’s post-war residential and industrial stock means asbestos is near-universal in pre-1987 buildings – both fibro homes and older industrial structures contain ACMs in roofing, cladding, and linings. All asbestos managed before demolition begins.

Applies to all pre-1987 residential and industrial buildings across the LGA

Excavation and site preparation

Building platform preparation, footing excavation, basement excavation, and service trenching for residential and commercial new builds. Clay soils in the lower Bayside area require specific compaction methods. All excavation completed to engineering specification with compaction records provided on handover.

Clay soils common across: Rockdale, Arncliffe, Bexley, Wolli Creek

Bayside Council – Permits and Compliance

Bayside Council was formed in 2016 from the merger of Botany Bay City Council and Rockdale City Council. The Bayside LEP 2021 governs development across the LGA. Note that some suburbs that are commonly described as the St George area – including parts of Bexley and Carlton – fall under Georges River Council rather than Bayside. We confirm the correct council during the free site assessment.

Standard residential – CDC pathway

Most residential demolitions on non-heritage sites proceed via CDC through a private certifier – 10 to 20 days. Required: demolition specification, asbestos assessment, utility disconnection evidence, and adjoining owner notification. SafeWork NSW notification lodged for all demolitions involving asbestos above 10m2.

Commercial and industrial – DA pathway

Commercial and industrial demolitions in the Botany industrial precinct and airport-adjacent sites typically require a full DA with Bayside Council. Construction Management Plan required for works adjacent to public streets or pedestrian areas. Adjacent-to-airport notification requirements apply within the flight path buffer zones.

Project Insight

Residential Demolition and Dual-Occupancy Preparation – Arncliffe

A 1963 fibro home in Arncliffe on a 501m2 R2 block was referred to us ahead of a dual-occupancy knockdown-rebuild. Pre-demolition inspection confirmed asbestos throughout – fibro cladding, internal wall linings, eave panels, and sub-floor sheeting all contained asbestos-containing materials consistent with 1960s fibro construction.

We prepared the CDC documentation for Bayside Council, coordinated utility disconnections with Ausgrid, Jemena Gas, and Sydney Water, and lodged the SafeWork NSW notification. Licensed asbestos removal was completed over two days with hygienist clearance issued before structural demolition commenced on day 3.

Full structural demolition including footings was completed on day 4. The site was levelled and handed over to the dual-occupancy builder with a full compliance documentation package on day 5.

Scope: Full asbestos removal + structural demolition + site clearance | Timeline: 5 working days | Location: Arncliffe, Bayside Council

Frequently Asked Questions

Yes. Full house demolition in Vaucluse requires a Development Application through Woollahra Council. There is no complying development pathway here. If your property is in or near a heritage conservation area, a Heritage Impact Statement is also required before the DA can be assessed.
We regularly excavate 5 to 7 metres on prestige residential sites in Vaucluse. Depth is governed by geotechnical conditions, council approval, and neighbour protection requirements. We assess every site individually before committing to a methodology.
Potentially, yes. Federation and interwar properties built before the 1980s may contain asbestos in fibro sheeting, roofing, eaves, or internal linings. An asbestos audit is required before demolition or major renovation. We carry out licensed identification and removal.
We develop a site-specific access and logistics plan before every job. This includes choosing the right plant size, scheduling deliveries and spoil removal outside peak hours, and liaising with council about any temporary parking or hoarding requirements.
The Woollahra Local Environmental Plan sets planning rules for all properties in the Woollahra LGA, which includes Vaucluse. It controls what can be demolished, what heritage protections apply, and what documentation is required. We work within this framework on every Vaucluse project and can help you understand what approvals you need.
