Demolition & Excavation Services in the Sutherland Shire

Most homes in the Sutherland Shire were built between the 1950s and 1980s – a period when fibro sheeting containing asbestos was a standard, affordable building material. Before a single wall comes down, that asbestos must be identified, safely removed, and disposed of by a licensed contractor. It is not optional. It is the law.

Get It Away holds a SafeWork NSW Restricted Demolition Licence (DE2 — AD214489), valid until November 2029. We deliver complete demolition and excavation services across the Sutherland Shire, managing everything from council approvals through to site handover. Our Smithfield office puts our crews in the Shire quickly – we regularly work across Cronulla, Miranda, Caringbah, Engadine, Gymea, Kirrawee, Menai, and Woronora.

The Fibro & Asbestos Reality in the Sutherland Shire

Much of the Sutherland Shire was developed from the 1950s onwards. During this period, fibro sheeting – a cement sheet product heavily reinforced with asbestos fibres – was the building material of choice for affordable housing. It was used extensively for external walls, internal linings, eave panels, fencing, and garages.

Asbestos was also commonly used in corrugated roof sheeting, vinyl floor tiles, pipe lagging, and cavity insulation – meaning even homes that don’t look like classic fibro can contain significant quantities of asbestos-containing materials (ACMs) that are not immediately visible.

Any demolition of a pre-1987 home in the Sutherland Shire must begin with a licensed asbestos inspection. If ACMs are identified, they must be removed by a licensed contractor before demolition proceeds – full stop. Get It Away holds a SafeWork NSW Restricted Demolition Licence (DE2, No. AD214489). All asbestos is identified, safely removed, and disposed of by licensed contractors before demolition begins.

Knockdown-Rebuild in the Sutherland Shire

Rising land values in Cronulla, Caringbah, Miranda, Gymea, and Kirrawee are making knockdown-rebuild the most financially sensible option for many Shire homeowners. An aging fibro home on a well-located block is worth far more as vacant land than as a renovated dwelling – and the cost of bringing it up to modern standards often exceeds the cost of building new.

Dual-occupancy development is also increasingly common across R2 and R3 zoned land in the Shire – owners demolishing a single fibro home to replace it with two modern dwellings, either to retain one and sell the other, or as an investment development. In both cases, the demolition scope is the same: a complete, compliant clearance of the existing structure.

A full knockdown-rebuild demolition scope with Get It Away includes: utility disconnection coordination (Endeavour Energy, Sydney Water, APA Gas), asbestos inspection and licensed removal, full structural demolition, footing and slab removal, and complete site cleanup – handed over level, clean, and ready for your builder to commence.

One scope, one contractor. We manage asbestos removal and demolition as a single coordinated project – no handoffs, no delays between trades, no gaps in accountability.

Sandstone & Sloped Site Excavation

The Sutherland Shire sits on Sydney Basin sandstone – a bedrock that is encountered at varying depths across the region but is consistently present in elevated suburbs like Engadine, Menai, Woronora, and Heathcote. Sandstone changes everything about how excavation is planned and priced.

Unlike clay or fill, sandstone cannot be dug with a standard excavator bucket. It requires rock-breaking equipment, and in some cases hydraulic hammering or rock sawing, which adds time and cost to the scope. Any quote for excavation in the Shire that does not account for the likelihood of sandstone is not a reliable quote – we assess rock depth as part of every site inspection.

Sloped blocks are also common across the Shire – particularly in Engadine, Menai, Woronora Heights, and Waterfall. Excavation on these sites requires staged works to maintain ground support, careful management of surface water and drainage paths, and erosion controls to protect both the site and neighbouring properties.

Retaining wall preparation is frequently part of the scope on sloped Shire blocks – we prepare the ground to design levels so your engineer’s retaining design can be installed without remedial excavation.

Pool Removal in the Sutherland Shire

Older lifestyle properties across the Sutherland Shire – particularly in Cronulla, Caringbah, Miranda, and Gymea – were commonly built with in-ground concrete or fibreglass pools during the 1970s, 80s, and 90s. Many of these pools are now unused, maintenance-heavy, and increasingly costly to keep compliant with NSW pool safety regulations.

Pool removal is one of our most requested services across the Shire. We offer both full pool removal and partial demolition with backfill – and we’ll explain the difference clearly so you can make the right decision for your property and your plans.

Full Pool Removal

The entire pool structure – shell, beam, coping, and plumbing – is broken up and removed from the site. The void is backfilled, compacted in layers to engineering specification, and drainage provision is installed. The best option if you plan to build over the area, sell the property, or want full certification.

Partial Demolition & Backfill

The pool is broken up to a depth below the surface, the shell is perforated for drainage, and the void is filled and compacted. A lower-cost option suitable for lawn reinstatement where no building is planned over the area. Note: disclosure requirements apply when selling – we advise on what Sutherland Shire Council requires.

Working Near Bushland & Natural Features

A significant proportion of Sutherland Shire properties border the Royal National Park, Georges River reserve, or various creek and bushland corridors. Demolition and excavation near these boundaries requires additional environmental controls that are not required on standard suburban sites.

Sediment and erosion control (SEC) plans are required on any site that disturbs more than 250m² of soil adjacent to a waterway or environmentally sensitive area. We install and maintain sediment fencing, hay bales, and silt traps throughout works to prevent runoff reaching protected land.

Tree preservation orders are enforced strictly by Sutherland Shire Council – several species and significant individual trees are protected regardless of proximity to the building footprint. We identify TPO-affected trees during site assessment and plan works to avoid root zone disturbance.

Properties in Bushfire Attack Level (BAL) zones – common in Engadine, Heathcote, Waterfall, and Woronora – require specific debris management during demolition to comply with the NSW Rural Fire Service requirements that apply during declared fire danger periods.

Sutherland Shire Council – Permits & Compliance

Demolition in the Sutherland Shire requires council approval before any works commence. The pathway depends on the type and scale of demolition – here is what you need to understand before you start.

Complying Development Certificate (CDC)

Most standard residential demolitions (non-heritage, non-bushfire prone) can be approved via a CDC through a private certifier. Faster than a DA – typically 10–20 days. Get It Away works with accredited certifiers across the Shire and can recommend one if needed.

Development Application (DA)

A full DA through Sutherland Shire Council is required for heritage-listed properties, properties in certain bushfire zones, or where demolition forms part of a larger staged development. DA determination typically takes 40–90 days – factor this into your project timeline.

SafeWork NSW Notification

Any demolition involving asbestos removal above 10m² requires a formal notification to SafeWork NSW at least 5 business days before works commence. We handle this notification as part of our standard scope – you do not need to lodge it yourself.

Utility Disconnections

All services – electricity (Endeavour Energy), gas (APA Group), and water/sewer (Sydney Water) – must be formally disconnected and capped before demolition. We coordinate all disconnections on your behalf and obtain the required disconnection certificates.

Fibro Home Demolition & Dual-Occ Site Preparation – Caringbah South

A 3-bedroom fibro home on a 600m² R2 block in Caringbah South was referred to us by a builder ahead of a dual-occupancy knockdown-rebuild. The home was confirmed to contain asbestos in external fibro sheeting, eave linings, and sub-floor insulation during the pre-demolition inspection.

We coordinated all utility disconnections with Endeavour Energy, APA Gas, and Sydney Water, and lodged the SafeWork NSW asbestos notification. Licensed removal of all asbestos-containing materials was completed over two days, with a licensed hygienist issuing a clearance certificate before demolition commenced.

Full structural demolition including footings and slab was completed on day 3. The site was cleared, levelled, and handed over to the builder on day 4 – ready for pegging and the dual-occupancy build to commence.

Scope: Asbestos removal + full house demolition + site clearance  |  Timeline: 4 working days  |  Location: Caringbah South, Sutherland Shire
