Post-war to 1980s residential housing stock. Asbestos common in pre-1987 homes. Most demolition is residential knockdown-rebuild or granny flat removal. Liverpool City Council applies across this area.

Granny Flat Removal – One of South West Sydney’s Most Active Services
South West Sydney has one of the highest concentrations of granny flats and secondary dwellings in NSW. Many were built informally in the 1980s and 1990s without current building approvals, and the majority of those built before 1987 contain asbestos in some form.
Owners demolish secondary dwellings for several reasons – to satisfy a DA condition for a new build, to resolve a non-compliant structure prior to sale, or simply because the structure is no longer safe. Whatever the reason, the process is the same: inspect for asbestos, obtain the relevant approval, disconnect services if connected, remove the structure, and clear the site.
Asbestos inspection first
Any granny flat or secondary dwelling built before 1987 requires a licensed asbestos inspection before demolition. Fibro sheeting, eave linings, and roofing materials are the most common sources. We carry out or coordinate the inspection as part of the project.
Approval pathway
Granny flat demolition may require a CDC or a DA depending on the council and whether the structure is connected to services. Liverpool City Council, Camden Council, and Wollondilly Shire each have different requirements. We advise on the correct pathway and manage the application.
Site clearance and handover
Following asbestos removal and structural demolition, the site is cleared of all debris and left ready for whatever comes next – new build, landscaping, or vacant lot. A compliance documentation pack is provided on handover.
Greenfield Site Clearing and Bulk Earthworks
The Camden growth corridor – spanning Leppington, Austral, Oran Park, Edmondson Park, Gregory Hills, Gledswood Hills, and extending to the Appin and Gilead precincts – represents one of the largest residential development pipelines in Australia. The Appin and Gilead precincts alone are planned for over 19,000 new dwellings.
Before any of these homes can be built, the land must be cleared and shaped. This means demolishing existing rural structures, removing vegetation, forming building platforms, and preparing service corridors – all sequenced to align with subdivision approvals and infrastructure installation programs.
Rural structure demolition
Farmhouses, sheds, stables, water tanks, fencing, and outbuildings on release land. We demolish and remove all structures, including asbestos inspection and management where pre-1987 construction is present. Sites are handed over cleared and ready for subdivision earthworks.
Bulk earthworks and lot formation
Bulk excavation, cut to fill, and building platform formation for residential lots within subdivision programs. Service corridor trenching for sewer, stormwater, power, and gas. Works staged to align with subdivision approval and infrastructure installation sequences to avoid rework and access conflicts.
Three Councils – One Contractor Who Knows All Three
South West Sydney spans three local government areas, each with its own requirements. Knowing which council applies to your site and what that council requires is the first step before any demolition can proceed.
Liverpool City Council
Covers established SW Sydney suburbs including Casula, Prestons, Hinchinbrook, Hoxton Park, and Lurnea. Standard residential demolitions proceed via CDC. Heritage and Aerotropolis-adjacent sites may require a full DA. Asbestos assessment required for all pre-1987 structures.
Camden Council
Covers the core greenfield corridor including Leppington, Austral, Oran Park, Edmondson Park, Gregory Hills, and Narellan. Demolition on release land within active precincts typically requires a DA consistent with the relevant Precinct Structure Plan. Works must align with Camden Council’s development sequencing framework.
Wollondilly Shire Council
Covers the outer corridor including Appin, Gilead, and Wilton. Rural demolition and land clearing on release sites within the Greater Macarthur Growth Area requires compliance with the relevant precinct plan and Wollondilly Shire’s DA requirements. Environmental assessments may be required on larger rural sites.

Project Insight
Rural Structure Demolition and Lot Preparation – Austral
A 2.4 hectare release lot in Austral required demolition of an existing farmhouse, two outbuildings, and a water tank ahead of subdivision into multiple residential lots. The farmhouse was a pre-1987 fibro and brick structure – asbestos inspection confirmed ACMs in external cladding, internal linings, and roofing.
We prepared the DA demolition component with Camden Council, aligned our works program with the developer’s subdivision approval timeline, and coordinated utility disconnections for the farmhouse. Licensed asbestos removal was completed before demolition commenced, with clearance certification issued by a licensed hygienist.
All three structures and the water tank were demolished and removed from site. The lot was cleared, levelled to a stable platform, and handed over to the civil contractor for subdivision earthworks without delay to the development program.
