Demolition and Excavation Services in Parramatta

Parramatta is not like any other Sydney suburb. As the city’s second CBD, it is home to active high-rise construction, a heritage overlay with over 350 listed items, a Light Rail corridor that reshaped the street network, and a density of development that makes every demolition project a precision exercise in urban logistics. This is not the context for a standard house demolition contractor.

Get It Away operates from our Smithfield office – a direct 20 minute drive to Parramatta via the M4 and Great Western Highway. We hold a SafeWork NSW Restricted Demolition Licence (DE2 – AD214489) and have delivered structural demolition, basement excavation, and interior strip-out projects across Parramatta, North Parramatta, Westmead, Merrylands, Granville, and surrounding suburbs.

Why Parramatta Demolition Is Different

Demolition in a live CBD environment involves constraints that simply do not exist in suburban locations. Here is what makes Parramatta projects different – and how we manage each challenge.

The challenge
How we manage it

Adjacent occupied buildings

Demolition in Parramatta CBD often happens next door to active office buildings, apartments, and retail. Vibration, noise, and dust must be controlled throughout.

We prepare a site-specific demolition control plan and construction management plan as required by City of Parramatta Council. Hoarding, dust suppression, vibration monitoring, and scheduled work hours are all managed to Council and neighbour requirements.

Heritage-listed buildings and precincts

Parramatta LEP 2023 lists over 350 heritage items. Partial demolition adjacent to or involving heritage fabric requires specific approvals and methodology.

We work with heritage consultants where required and carry out selective demolition that preserves identified fabric. Partial demolition – removing non-heritage additions while retaining the listed structure – is a core part of our Parramatta scope.

Limited street access and traffic

Parramatta’s CBD streets are busy, narrow, and subject to council traffic management requirements for demolition activities.

We prepare traffic management plans for all CBD demolition projects that require temporary road or footpath closures. This includes obtaining the required approvals from City of Parramatta Council and Transport for NSW where the project affects a classified road.

Deep excavation near existing structures

Multi-level basement excavation for Parramatta apartment towers requires excavation to depths that risk undermining adjacent footings if not managed correctly.

We work to geotechnical and structural engineering specifications for all deep excavation. Shoring and retention requirements are factored into our scope from the outset. Dewatering is planned for sites near the Parramatta River where groundwater is encountered at shallow depth.

Services Delivered in Parramatta

Every Parramatta project begins with a free site assessment. The scope depends on the building type, location, heritage status, and the construction that follows.

Structural demolition

Full demolition of residential and commercial buildings for redevelopment. Includes asbestos management, utility disconnections, structural demolition, and site clearance to handover standard.

Interior strip-out

Soft strip and hard strip of commercial interiors for tenancy transitions and refits. Partitions, ceilings, fitouts, mechanical services, and floor finishes removed to shell or structure. Common across Parramatta’s office and retail buildings.

Selective and partial demolition

Removal of specific elements while retaining the primary structure – common where heritage fabric must be preserved or where only a section of a building is being redeveloped. Requires careful methodology and precise machinery operation.

Basement and bulk excavation

Multi-level basement excavation for apartment towers and commercial developments. Rock breaking, spoil removal, dewatering, and shoring coordination. Completed to structural engineering specification with compaction records provided.

Early works demolition

Demolition of structures along development and infrastructure corridors as early works within a larger construction program. Sequencing, site access management, and handover to the following contractor all coordinated to program requirements.

Asbestos management

Pre-demolition inspection, licensed removal, EPA-compliant disposal, and hygienist clearance certificate. Parramatta’s older residential and commercial stock – particularly pre-1987 buildings – frequently contains asbestos in multiple locations.

City of Parramatta Council – Permits and Heritage

Demolition in Parramatta requires approval from the City of Parramatta Council. Heritage status significantly changes the pathway and scope of what is permissible.

Standard

Non-heritage demolition

Standard residential and commercial demolitions on non-heritage sites proceed via a Complying Development Certificate (CDC) through a private certifier – typically 10 to 20 days. Required documents include demolition specification, asbestos assessment, and utility disconnection arrangements.

For larger commercial demolitions, a construction management plan addressing traffic, noise, dust, and neighbour impacts is also required by the City of Parramatta Council.

Heritage

Heritage-affected demolition

Properties listed as heritage items under Parramatta LEP 2023, or within a Heritage Conservation Area, require a full Development Application lodged with the City of Parramatta Council. A Heritage Impact Statement prepared by a qualified heritage consultant is required as part of the DA.

DA determination for heritage-affected demolitions typically takes 60 to 120 days. We advise on heritage status during the free site assessment and coordinate with heritage consultants where required.

Additional requirements for Parramatta CBD demolition

City of Parramatta Council requires a Construction Management Plan (CMP) for most CBD demolition projects. The CMP must address: hoarding and site security, traffic management and pedestrian protection, dust and noise controls, waste management and material removal, and community notification. We prepare the CMP as part of our pre-demolition scope.

Project Insight

Commercial Demolition and Site Clearance – Westmead

Two residential estates at 28 Railway Parade and 149 Hawkesbury Road, Westmead were referred to us for full structural demolition as part of a broader Parramatta corridor redevelopment program. Both structures contained asbestos in wall linings, eave panels, and roofing materials.

We prepared the construction management plan required by City of Parramatta Council, coordinated utility disconnections across both sites, and lodged SafeWork NSW notifications. Licensed asbestos removal was completed across both properties before demolition commenced.

Full structural demolition of both buildings, including footings and slabs, was completed sequentially to allow continued access to the surrounding street network. Both sites were handed over cleared and levelled, ready for the next stage of the development program.
