When CDC applies
Standard residential demolitions on non-heritage sites outside coastal hazard and foreshore setback areas proceed via CDC through a private certifier – typically 10 to 20 days. Required: demolition specification, asbestos assessment, utility disconnection evidence, and adjoining owner notification. TPO clearance must confirm no protected trees are impacted.
When DA is required
Full DA with Northern Beaches Council is required for: heritage-listed properties and Heritage Conservation Areas (particularly Manly and Balgowlah), properties within mapped coastal hazard areas, and properties where demolition may affect a foreshore setback. DA determination typically 60 to 90 days.

Notification required 5 business days before demolition involving asbestos above 10m2. We lodge on your behalf.

Pool deregistration

Pool Removal and Knockdown-Rebuild Site Preparation – Dee Why
A 1978 brick veneer home on a 650m2 block in Dee Why was referred to us ahead of a knockdown-rebuild. The property had an unused in-ground concrete pool the owner wanted fully removed. Asbestos was identified in eave linings and vinyl floor tiles during pre-demolition inspection.
We coordinated the CDC application, utility disconnections, and SafeWork NSW notification. A TPO assessment confirmed two rear boundary trees required protected access routes. Licensed asbestos removal was completed on day 1 with hygienist clearance issued the same afternoon.
Full structural demolition including footings was completed on day 2. Pool removal with full shell extraction, drainage installation, and engineered compacted backfill was completed on day 3. Pool deregistration documentation was lodged with Northern Beaches Council on handover day 4.
