House Demolition, Dual Occupancy Site Prep and Excavation in Miranda

Many of Miranda’s residential blocks carry an older brick home that’s done its job but isn’t going to suit a growing family forever, and the lot sizes in this suburb open the door to dual occupancy. That’s part of why dual occupancy site preparation is a job we run regularly here, alongside house demolition and excavation.

We’re a SafeWork NSW licensed contractor with fifteen years and 2,500-plus jobs behind us, serving Miranda from our Menai depot just up the road.

Housing Stock in Miranda

1950s to 1980s Brick Homes

Older brick, weatherboard and fibro homes are common in established parts of Miranda, many built as the suburb grew around its station and shopping centre. These can contain asbestos in eaves, sheeting or old wet areas, so assessment is a standard first step before demolition.

Weatherboard and Fibro Pockets

Older weatherboard and fibro homes are scattered through the suburb’s original streets, generally requiring the same asbestos precautions as the brick stock from the same period.

Medium Blocks, Big Redevelopment Potential

Miranda’s typical lot sizes are a comfortable fit for dual occupancy, and the suburb’s residential planning environment creates genuine opportunities for these projects, which is why site preparation for a duplex or dual occupancy build is a service we deliver regularly here.

Redevelopment Pressure Around Miranda Centre

Sutherland Shire Council has a planning proposal before the NSW Department of Planning for Gateway Determination, seeking to raise the maximum building height in Miranda’s commercial core to 45 metres, around fourteen storeys, up from current limits. Council’s own material has flagged several sites near the station and Westfield as candidates for redevelopment under the proposal. This is a proposed change working through the state’s formal assessment process, not yet an approved planning control, but it’s a clear signal of the potential change being considered for this part of the suburb.

Approvals in Miranda

✓ Development runs through Sutherland Shire Council or a private certifier, with pathway and timeframe depending on the property and proposed works.

✓ Dual occupancy is permitted with consent in Miranda’s residential zones, subject to lot size and other development standards set by Council.

✓ Heritage listing is uncommon in Miranda’s residential streets, but we still check the specific property before finalising a scope.

✓ We identify which approvals apply at the initial site inspection, so the timeline is realistic from the outset.

Access in Miranda

The Kingsway, Port Hacking Road, The Boulevarde and Kiora Road are the main roads through Miranda, generally giving good truck access to most residential streets. The exception is anywhere near Westfield Miranda, one of the busiest shopping centres in southern Sydney with close to 5,000 parking spaces, where traffic builds fast on weekends and school holidays. We check proximity to the centre and the station at inspection and plan truck movements around the quieter periods.
