Determine your approval pathway

Standard residential demolitions on non-heritage sites can proceed via a Complying Development Certificate (CDC) through a private certifier – typically 10 to 20 days. Properties near the Liverpool CBD, within heritage conservation areas, or in Aerotropolis precincts may require a full Development Application (DA) lodged directly with Liverpool City Council, which takes 40 to 90 days. We advise on the correct pathway during your free site assessment.

Asbestos inspection and management plan

Liverpool City Council requires an asbestos assessment for any pre-1987 building prior to demolition approval. We carry out a licensed inspection and prepare the asbestos management plan required for your CDC or DA application. If asbestos is present, this document confirms how it will be removed and disposed of before demolition commences.

SafeWork NSW notification

Any demolition involving asbestos removal above 10m2 requires a formal notification to SafeWork NSW at least 5 business days before works begin. We lodge this notification on your behalf as part of our standard scope – you do not need to action it separately.

Utility disconnections

Electricity (Endeavour Energy), gas (APA Group), and water and sewer (Sydney Water) must all be formally disconnected and capped before demolition begins. We coordinate all three disconnections and obtain the required certificates. Lead times vary – Endeavour Energy typically requires 5 to 10 business days notice, so early coordination avoids project delays.

Demolition, clearance, and handover

Once approvals and disconnections are in place, demolition proceeds. Following asbestos removal, a licensed hygienist issues a clearance certificate. Structural demolition, footing and slab removal, and site cleanup complete the scope. Your site is handed over level and clean, with all compliance documentation provided to you in a single package.

Residential Demolition and Dual-Occ Site Prep – Lurnea

A 3-bedroom fibro home on a 560m2 R2 block in Lurnea was referred to us ahead of a dual-occupancy knockdown-rebuild. Pre-demolition inspection confirmed asbestos in fibro cladding, eave linings, and sub-floor insulation throughout the structure.

We coordinated utility disconnections with Endeavour Energy, APA Gas, and Sydney Water and lodged the SafeWork NSW asbestos notification. Licensed removal of all asbestos-containing materials was completed over two days, with a licensed hygienist issuing a clearance certificate before demolition commenced.

Structural demolition including footings and slab was completed on day 3. The site was cleared, levelled, and handed over to the builder ready for pegging and the dual-occupancy build to commence on day 4.

Commercial Strip-Out and Demolition – Liverpool CBD

A two-storey commercial building in Liverpool CBD was referred to us ahead of a mixed-use redevelopment. The building contained legacy asbestos in ceiling tiles and pipe lagging throughout the ground-floor tenancy.

We prepared and lodged the DA demolition component with Liverpool City Council, coordinated utility disconnections, and carried out Licensed asbestos removal under a construction management plan that maintained pedestrian access to the adjacent footpath throughout works.

Excavation in Liverpool – Understanding the Soil Conditions
