Fairfield City Council – What You Need Before Demolition Starts
Fairfield City Council has specific requirements for demolition applications. Getting the pathway right from the start avoids delays that can add weeks to your project.
Complying Development Certificate
The faster pathway for most standard residential demolitions. A CDC is approved by a private certifier rather than Council, typically within 10 to 20 days. To qualify, the property must not be heritage-listed, must not be in a heritage conservation area, and the demolition must not require remediation of contaminated land.
Required documents: demolition specification, asbestos assessment report, evidence of utility disconnection arrangements, notification to adjoining owners.
Development Application
A full DA lodged with Fairfield City Council is required for heritage-listed properties, properties within a heritage conservation area, or where demolition forms part of a larger staged development requiring Council assessment. DA determination typically takes 40 to 90 days.

Utility disconnections
Endeavour Energy, APA Gas, and Sydney Water must all be formally disconnected before demolition commences. We coordinate all three and obtain the required certificates.

Dual-Occupancy Site Preparation – Cabramatta
A 3-bedroom fibro home on a 607m2 R2 block in Cabramatta was referred to us ahead of a dual-occupancy knockdown-rebuild. Pre-demolition inspection identified asbestos in external fibro cladding, internal wall linings, eave panels, and vinyl floor tiles throughout the dwelling.
We prepared the asbestos management plan required for the CDC application, coordinated all utility disconnections with Endeavour Energy, APA Gas, and Sydney Water, and lodged the SafeWork NSW notification. Licensed asbestos removal was completed over two days, with a hygienist clearance certificate issued before demolition commenced.
Structural demolition including footings and slab was completed on day 3. The site was graded, levelled, and handed over to the builder with a full compliance documentation package on day 4.
