Pool Removal, House Demolition and Tree Removal in Cronulla
If your Cronulla project involves a pool, that’s not a coincidence, in ground pools are close to standard on the older beach blocks here, and pool removal is one of the most common jobs our crews run in this suburb. The next most common reason we’re called out is asbestos: many homes built here during the 1960s, 70s and 80s contain asbestos-containing materials, in eaves, cladding or old wet area sheeting, and it has to be assessed before structural demolition can start.
We work out of our Menai depot, minutes from Cronulla rather than a cross-city trip, and we’re a SafeWork NSW licensed contractor with fifteen years and 2,500-plus jobs behind us.
Housing Stock in Cronulla
Original 1960s to 1980s Beach Homes
Most of Cronulla’s original housing dates from this era, single and double storey brick or fibro beach homes built when land here was still relatively affordable, mostly on the suburb’s typical 600 to 800 square metre blocks. Terrace housing, common in older inner Sydney suburbs, is rare here, Cronulla was largely built out as standalone dwellings from the start.
The Prestige Rebuild Trend
Over the past two decades, a genuine prestige market has emerged alongside the original stock: knockdown-rebuilds replacing 1970s beach homes with architect-designed replacements, particularly on blocks closer to the sand or with water views. That shift is a real driver of demolition demand here, older dwellings coming down specifically to make way for a higher-value rebuild, which is different from a suburb where redevelopment is driven mainly by ageing infrastructure or affordability.
What This Means for Scoping a Job
Original 1960s to 1980s homes should be assessed for asbestos before anything else proceeds, given how common asbestos-containing materials were in that era. Later builds from the 1990s onward are less likely to contain asbestos but more likely to carry additions or renovations that complicate the demolition scope. And the prestige rebuild trend means we’re increasingly asked to demolish a home that’s structurally sound, simply superseded by what the block is now worth with a new build on it.
Soil and Ground Conditions in Cronulla
Cronulla has extensive sandy coastal ground and dune deposits, which can make excavation conditions different from the sandstone-dominated parts of the Sutherland Shire.
Variable ground conditions
Coastal sand, imported fill, existing pool structures and previous site works can all affect what’s below a Cronulla block. We assess the site during inspection rather than assume conditions are consistent street to street.
Existing structures
Old pools, retaining structures, additions and previous site works can change how excavation needs to be approached. We identify these during the site inspection before finalising the scope.
Salt spray
Doesn’t affect what’s below ground, but it accelerates corrosion on anything metal above it, exposed fixings, structural steel, even our own equipment on a longer job. We factor protective measures and equipment turnover into any project running more than a few days.
Services We Deliver in Cronulla
Asbestos Removal
Cronulla’s original beach homes were largely built during the period when asbestos cement products were widely used in Australian construction. It turns up in eaves, wet area linings, old fibro cladding, and sometimes built-in furniture. Before we touch a wall on an older Cronulla property, a licensed inspector checks for it, and if it’s there, licensed removal and a hygienist clearance happen before structural demolition proceeds. This is the single most common reason a Cronulla job needs a step most newer-suburb projects skip.

Pools are close to standard on the older beachside blocks, and removing one is usually more about backfill and compaction than difficulty, Cronulla’s sandy ground drains and compacts more easily than the clay or sandstone found elsewhere in the Shire. What we watch for instead is salt damage to the surrounding structures, pool equipment, fencing, and retaining edges that have sat in salt air for decades, and we factor that into the scope rather than the excavation itself.

Full knockdowns on Cronulla’s beach blocks usually mean handling three things at once: an older structure that likely needs asbestos clearance first, a protected tree Council will want kept or accounted for, and a compact street the truck actually has to fit into. We scope all three at the same site visit, rather than discovering the tree problem after the asbestos work is already booked in.

Many established trees on Cronulla properties require Council approval before removal, although exemptions apply, and a refusal can be taken to the Land and Environment Court, so we don’t treat the application as a formality. Where a tree genuinely needs to come out for a build to proceed, we prepare the case properly and time the removal alongside demolition or excavation so the project isn’t left waiting on it.

Choosing an Approval Pathway
Residential demolition and rebuild projects can follow different approval pathways depending on the property, the proposed development, and site constraints. Some straightforward projects may qualify for a Complying Development Certificate (CDC) through a private certifier, while others require a full Development Application (DA) lodged with Council, along with supporting reports such as coastal engineering advice or an arborist report.
Coastal and Tree Triggers
✓ Proximity to the beach: given North Cronulla’s documented shoreline loss of around 22 metres since 1930, sites near the coast are increasingly likely to need a coastal hazard assessment as part of the approval.
✓ Protected trees: many established trees on Cronulla properties require Council approval before removal, although exemptions apply. Applications are generally determined within 28 business days once a complete application and payment have been received, and a refusal carries a right of appeal to the Land and Environment Court.
Heritage and Next Steps
Heritage listing itself is uncommon in Cronulla compared to older inner Sydney suburbs, but we still check the specific property rather than assume either way. We identify which of these pathways and triggers apply at the initial site inspection, so your timeline is realistic before you commit to anything.
Access in Cronulla
The Parking Problem
Cronulla’s residential streets close to the beach were laid out long before anyone anticipated today’s parking demand, and that creates a genuine scheduling problem that has nothing to do with the worksite itself. On warm weekends and through summer, beachgoers fill every available street park near the sand, which competes directly with the kerb space a demolition or excavation truck needs to load, unload and manoeuvre safely.
How We Schedule Around It
We manage this by scheduling truck movements for weekday mornings wherever possible, and by confirming likely parking pressure at the site inspection rather than assuming a quiet Tuesday looks like a quiet Saturday in January. Streets further back from the beach are generally straightforward, it’s the blocks within a few streets of the sand where access genuinely needs planning rather than just showing up on the day.
