What Tight Streets and Shared Walls Mean for Your Project

Bondi is one of the busiest, most densely built suburbs in Sydney. The housing stock is dominated by 1920s to 1940s terraces and fibro semis, sitting shoulder to shoulder on lots with 4 to 5 metre boundaries. Many have shared walls. Most were built before asbestos was banned. And Waverley Council has specific rules around noise, timing, and heritage protection that every contractor must follow. The challenges in Bondi are not geological. They are structural and logistical.

1

Asbestos is almost everywhere. Around 85% of Bondi’s housing stock was built before 1987. Fibro sheeting, eave linings, internal walls, and roofing on pre-1987 homes frequently contain asbestos. An asbestos audit is required before any demolition work begins. Skipping it puts your neighbours, your tradespeople, and your project at serious legal risk.

2

Shared walls and terrace chains. Bondi’s terraces are often connected in chains of four, six, or more. Demolishing one property while protecting the adjoining structure requires precise sequencing and engineering controls. This is not a job for a general contractor.

3

Extreme neighbour risk. Boundaries here sit at 4 to 5 metres. In some streets, there is no setback at all. Strata schemes, absentee landlords, and rental properties on either side mean you need a documented neighbour protection plan before a single wall comes down.

4

Sandy coastal soils and shallow foundations. There is no sandstone in Bondi. The ground is sandy, drainage is variable, and older properties may have been built on fill. Strip footings and shallow foundations require careful assessment before demolition to avoid subsidence on adjacent lots.

5

Strict Waverley Council noise restrictions. Work is permitted Monday to Friday, 9am to 5pm only. No weekend work. No early starts. Scheduling around this window in a busy suburb with street-parking-only access requires planning from the start.

6

Tight street access. Campbell Parade runs one-way. Bondi Road backs up during beach hours. Side streets like Glenayr Avenue and Blair Street are often 4 metres wide with no truck stopping zones. Getting the right plant in and spoil out takes a logistics plan, not guesswork.

We also coordinate directly with Waverley Council on skip bin placement and street occupancy permits before mobilisation, since most Bondi jobs have nowhere to put a bin except the street itself.

We work through all of this before mobilisation. That is what keeps Bondi jobs on time and out of trouble.

Coastal Knockdowns & Terrace Clearing in Bondi

House Demolition

Driven by the constant demand to upgrade classic terrace stock and replace older coastal homes, structural clearing forms the absolute core of our daily operations in this postcode. KDR activity tends to concentrate on the detached post-war dwellings and older fibro homes around North Bondi and Bondi Junction, while the terrace-dense beachside core sees more party wall extensions and internal rebuilds.

The job starts before any machine arrives. On terrace and semi-detached sites, a structural engineer must assess the party wall arrangement and specify the protection works required. Then comes the asbestos audit. Then the Waverley Council DA. Only after all of that is in order does demolition begin.

To meet Waverley Council’s strict compliance standards, our knockdown process includes:

  • Pre-demolition structural inspection and party wall assessment
  • Asbestos audit and licensed removal prior to demolition
  • Waverley Council DA support and documentation
  • Engineered party wall and neighbour protection
  • Careful hand demolition where machinery cannot safely access
  • Complete site clearance and builder-ready handover

Licensed Asbestos Removal

Asbestos removal is the most critical first step on almost every Bondi demolition or renovation job.

Pre-1987 properties in Bondi commonly contain asbestos in:

  • External fibro cladding and internal wall sheeting
  • Eave linings and fascia boards
  • Roof sheeting on older fibro homes
  • Floor underlays in some post-war semis
  • Lagging around old pipes and ductwork

We are licensed asbestos removal contractors. We carry out the audit, remove all bonded and friable material safely, manage air monitoring throughout, and provide full documentation for council and insurance. Everything is disposed of at an EPA-licensed facility.

Do not start any renovation or demolition on a pre-1987 Bondi property without getting this done first.

Terrace Strip-Outs & Internal Demolition

Not every Bondi job is a full knockdown. A significant number of our projects here are interior strip-outs: removing internal walls, kitchens, bathrooms, and flooring while leaving the external shell and party walls intact.

Interior demolition on a terrace or semi requires care. You are often working within centimetres of a neighbour’s home. Dust, vibration, and noise controls are not optional.

Our internal dismantling operations cover:

  • Full internal strip-outs on terrace and semi-detached homes
  • Asbestos identification and removal within the interior prior to strip-out
  • Party wall and structural protection throughout
  • Waverley Council compliant working hours and site management
  • Clean-out and disposal of all materials

Commercial & Investment Strip-Outs

For investment properties, rental turnovers, and commercial premises on Campbell Parade or the Bondi Road strip, we also handle targeted strip-outs. Kitchens, bathrooms, shop fitouts, and full interior clears for renovation or re-lease.

Site Remediation

Older Bondi sites sometimes carry contamination from previous uses, building materials, or underground storage. We carry out site investigation support, contaminated soil removal, and remediation to get your block clean and council-ready.

Pool Removal

Some older Bondi properties have small rear pools that are taking up space on already-tight lots. Because Bondi sits on loose, sandy coastal soil with no underlying rock, removal here is less about breaking material out and more about controlling the ground around the hole as it opens up.

We focus on engineered shoring to prevent the surrounding sand from collapsing into the excavation, and on careful layer-by-layer compaction during backfill to protect the foundations of neighbouring boundary walls. Drainage is assessed before any fill goes in, since sandy soils move water differently to clay or rock.

A Recent Bondi Project

Recent Bondi Terrace Demolition & Asbestos Removal Project

1

We were engaged by the owner of a semi-detached Bondi property preparing for a knockdown rebuild.

2

The home was constructed in the 1930s and shared a party wall with the adjoining residence. Prior to demolition, our asbestos audit identified bonded asbestos within eave linings, wall sheeting, and sections of roofing material.

3

Working closely with the project’s structural engineer, we developed a demolition sequence designed to protect the shared wall and minimise vibration to neighbouring properties. Asbestos removal was completed first, followed by controlled demolition using a combination of hand demolition and compact machinery suited to the site’s restricted access.

4

All work was carried out within Waverley Council’s permitted construction hours and included ongoing communication with neighbouring residents throughout the project.

5

The site was cleared, levelled, and handed over ready for construction of a new family residence.

Frequently Asked Questions

Yes. Full demolition requires a Development Application through Waverley Council. If your property is in a heritage conservation area or is a listed heritage item, additional documentation is required. Some minor interior works may qualify as exempt development, but anything structural needs a DA.
If your home was built before 1987, there is a real chance of asbestos being present. Fibro sheeting, eave linings, and internal wall linings in pre-war and post-war properties frequently contain bonded asbestos. We carry out asbestos audits and licensed removal before demolition or renovation begins.

A structural engineer assesses the party wall arrangement and specifies the protection works before demolition starts. We follow the engineering plan precisely, using hand demolition where required and monitoring the adjacent structure throughout the job. The neighbour is notified and the protection plan is documented.

Waverley Council restricts demolition and construction noise to Monday to Friday, 9am to 5pm. There are no permitted working hours on weekends for this type of work. We schedule every Bondi job within this window.
We match the plant to the site. Narrow streets and no truck-stopping zones mean we use compact excavators, smaller trucks, and off-peak delivery windows where possible. Every Bondi job has a logistics plan before we arrive, including skip bin placement permits where the bin needs to sit on the street.

House demolition means the full structure comes down to slab level. Interior demolition means the external walls and roof stay intact while everything inside is stripped out. On a terrace or semi, interior demolition is often the right approach when the shell itself has value or the party wall cannot be disturbed.
