The plans you receive come directly from each registered authority: electricity, gas, water, sewer, telecommunications, and stormwater. What BYDA Plans Show
BYDA plans show the approximate horizontal location of registered underground services in your area. That word “approximate” matters. Plans are indicative. They are a guide. BYDA itself states clearly that plans should not be relied upon as the sole source of information and that physical locating is required before excavation near services.

Electromagnetic Locating
Electromagnetic (EM) locating works by detecting the electromagnetic field around metallic services – gas mains, water pipes, electrical cables, communications conduits. A transmitter induces a signal into the service and a receiver detects it at the surface. For non-metallic services like PVC drainage pipes, ground-penetrating radar (GPR) is used instead, sending radar pulses into the ground and reading the reflections. EM locating typically achieves horizontal accuracy of around 150mm to 300mm under good conditions. It still does not confirm exact depth without follow-up potholing.
Potholing
Potholing is physical exposure of a service – either by hand digging or vacuum excavation – to visually confirm its exact position, depth, and condition. It is the only method that gives you certainty. On any project where the margin between excavation depth and a recorded service is less than 500mm, potholing is not a suggestion. It is the minimum standard.
