When Is Asbestos Removal Required?

Asbestos removal is required in many situations, particularly when materials are damaged, deteriorating or about to be disturbed by construction or demolition works. In many cases it is not optional. It is a legal requirement under NSW regulations.

Before Demolition or Renovation

Any demolition or significant renovation of a building constructed before 1990 requires an asbestos survey and licensed removal of identified materials before works can commence.

Discovered During Site Works

Asbestos is often uncovered unexpectedly during excavation or demolition. When this happens, work stops immediately, the area is secured and a licensed removal plan is implemented.

Deteriorating or Damaged Sheeting

Cracked, broken or weathered asbestos-cement sheeting poses an active risk. Removal is required before further deterioration releases fibres into the surrounding environment.

Council or Certifier Conditions

Development approvals often include conditions requiring asbestos removal and clearance certification before any construction or demolition works proceed on site.

Property Acquisition Due Diligence

Types of Asbestos We Remove

We are licensed to remove all regulated forms of asbestos. Each type is handled according to its classification and risk level under SafeWork NSW requirements.

Non-Friable (Bonded) Asbestos

Bound within a solid matrix such as cement sheeting, roofing tiles, fencing or wall linings. The most common type found in Sydney residential properties. Lower risk when undamaged but must be removed by a licensed contractor.

Common in: fibro wall cladding, eaves, roofing sheets, fences, floor tiles

Friable Asbestos

Can be crumbled by hand and releases fibres easily. Classified as higher risk and requires strict containment, specialised removal methods and additional air monitoring. Get It Away is licensed for full friable removal under SafeWork NSW controls.

Common in: pipe lagging, insulation, textured ceiling coatings, older commercial buildings

Asbestos-Contaminated Soil and Debris

Asbestos fibres and fragments found in soil, particularly on older residential and industrial sites. Common where fibro structures have previously been demolished without proper controls. Requires licensed excavation and EPA-approved disposal.

Common on: older residential blocks, industrial sites, properties with prior unlicensed demolition

Asbestos Removal vs Asbestos Management

Not all asbestos requires immediate removal. In some cases, asbestos-containing materials in good condition that will not be disturbed can be managed in place under a formal asbestos management plan. We provide clear advice on which approach applies to your situation.

Removal Is Required When

How It Works

Our Asbestos Removal Process

Our process is structured, controlled and compliance-driven. Every step follows SafeWork NSW requirements and Australian Standards for asbestos removal and disposal.

Survey and Identification
We conduct a pre-removal asbestos survey to identify the type, condition and quantity of asbestos-containing materials on the site. This determines the removal method, containment requirements and disposal pathway.

Site Containment
The affected area is contained using appropriate barriers, access controls and dust suppression measures. Signage is erected in line with SafeWork NSW requirements before any removal work begins.

Licensed Removal
Removal is carried out using approved techniques suited to the material type. Non-friable materials are removed carefully to avoid breakage. Friable materials are removed under full containment with wet suppression and negative pressure where required.

Packaging and Transport
All asbestos materials are double-bagged, labelled to Australian Standards and transported to an EPA-approved disposal facility with full tracking documentation. No asbestos is reused, recycled or diverted from approved pathways.

Air Monitoring
Where required by the scope of work or regulatory conditions, air monitoring is conducted during and after removal to verify fibre levels are within acceptable limits before the site is cleared for re-entry.

Clearance Certificate
Once removal is complete and the site has been inspected and verified as clear, a clearance certificate is issued. This supports your project inspections, council conditions and compliance records for future works or property transactions.
